This is the part of CdM that most people picture when they think of the neighborhood: a grid of residential blocks named alphabetically after flowers (Acacia, Begonia, Carnation, Dahlia, and so on) running from Pacific Coast Highway down toward the ocean. The Village commercial strip along PCH sits right at the top, which means residents can walk to restaurants, coffee shops, a grocery store, and the Saturday farmers market without getting in a car.
The housing stock on the Flower Streets is a genuine mix. You will find original 1940s beach cottages that have been maintained or lightly updated, full teardown-and-rebuild contemporary homes, and everything in between. Duplexes are common as well, particularly on the blocks closer to PCH, and many of them generate rental income for their owners. Harbor View Elementary, one of the top-rated schools in the Newport-Mesa Unified School District, is located directly in the neighborhood, which is the primary draw for parents with young children.
Homes in Harbor View Hills are primarily single-family residences, with a mix of original ranch-style homes from the 1960s and 1970s alongside renovated and rebuilt properties. Cameo Shores and Cameo Highlands sit along the southern bluffs of Corona del Mar, overlooking the Pacific Ocean. These neighborhoods have a different energy from the rest of CdM. The streets wind through the hillside, the lots are larger, the homes are set back from the road, and the overall feel is more private and secluded.
Cameo Shores in particular is one of the most exclusive pockets of Corona del Mar. The community has its own gate, and many homes sit on dramatic cliffside lots with direct views of the open ocean. Architectural styles vary from original mid-century homes to fully contemporary rebuilds. Cameo Highlands, located just inland and slightly higher in elevation, offers many of the same benefits with a bit more accessibility and slightly lower pricing.
Homes in Cameo Shores typically start around $5 million and can reach $10 million or more for the best ocean-view lots. Cameo Highlands pricing is slightly below that range. Both neighborhoods are popular with buyers who want privacy, space, and views without the formality of a guard-gated community like those in nearby Newport Coast.

Spyglass Hill and Shorecliffs are located on the southern end of Corona del Mar, further from the Village but with some of the most impressive elevated views in the area. Shorecliffs sits adjacent and offers a similar mix of views, though with a slightly different housing stock.
These neighborhoods tend to offer a mix of single-family homes and some townhome complexes. The single-family homes on the view streets are where the real premium sits. Pricing generally ranges from $2.5 million to $6 million, depending on the specific view, lot position, and condition. Townhomes in Shorecliffs can offer a more accessible entry point into this part of CdM.
The trade-off compared to the Flower Streets or Harbor View Hills is walkability. Spyglass Hill and Shorecliffs are more car-dependent for daily errands and dining. But for buyers who value elevation, views, and a residential setting, these neighborhoods are some of the best options in CdM.

Jasmine Creek is a guard-gated community on the eastern edge of Corona del Mar, bordering the Newport Coast area. It has a distinctly different feel from the rest of CdM because of its community amenities: a resort-style pool, tennis courts, lush landscaping, and a gatehouse with controlled entry. The grounds are well maintained and the overall atmosphere is more insulated and self-contained than the open neighborhoods closer to the Village.
Homes in Jasmine Creek are a mix of mid-century originals and larger contemporary rebuilds. The lots are generous, and because the community sits slightly inland, it does not carry the oceanfront premium, making it one of the more approachable luxury options in CdM. Pricing typically ranges from $3 million to $5 million depending on size, condition, and position within the community.
Best for: buyers who want guard-gated security, community amenities, and a more resort-style living environment within CdM.
The best neighborhood in Corona del Mar depends entirely on how you plan to live. If you want to walk to dinner and the beach every day, the Flower Streets are hard to beat.
